The Hollywood Hills estate, which features a Colonial-style home, initially asked $6.99 million. The new owner plans to restore the home, listing agents Rachelle Rosten and Kelly deLaat of Douglas Elliman told the outlet. The buyer has not been publicly identified. The property first went on the market in June 2025 with an asking price of $6.99 million, Realtor.com reported. This was about a year after Simmons died. The house drew interest; however, none of it resulted in a deal. An earlier sale went into escrow at $5.889 million but fell apart in December. The seller cut the price to $5.799 million, and another buyer signed a contract in May. The final price came in nearly $2 million below that reduced asking price. He preferred to maintain his privacy in his final years and loved spending time in the Colonial-style home. Simmons died in July 2024, just days after his 76th birthday. Like many other prospective buyers, the new owner was attracted by the home's pedigree. While the identity of the new owner remains under wraps, TMZ confirmed that he “isn’t anyone famous”. The buyer has plans for the home, including restoring its classic roots. “The perfect buyer found this home. Drawn to its rich history, heritage, and pedigree, he plans to restore it to its classic roots,” Rosten told the tabloid. Paul Czako of Gussman Czako Estates represented the buyer. The listing agent, Rachelle Rosten, said the value lay in the land. “The true value lies in the land itself,” she told the outlet. The agents said their asking price accounted for the cost of renovation, construction and permits, as many comparable homes nearby would require major work. The buyer also gets the house’s personal details, including cherubs on the staircase, patterned wallpaper, curved French doors and an attic gym. The house was originally built in 1937, according to the listing on Douglas Elliman. The listing says the property offers “a rare development opportunity in one of Los Angeles’ most coveted and recognisable locations”.Described as an “ideal canvas for a world-class estate”, the property offers ample space to expand the existing home or build a larger, modern mansion from scratch. Pic credit: Marcelo Lagos Photography/ Robb Report “The grounds feature multiple usable tiers, including generous flat pads, terraced gardens, and a pool level, providing flexibility for new construction, guest structures, or a reimagined compound. With its premier positioning just moments from Sunset Plaza and its exceptional views, this is a chance to build or transform a showpiece residence in a setting defined by prestige, privacy, and sweeping outlooks,” the listing says.
